This 1900’s town home in downtown Indianapolis was listed and staged in the spring of 2018.  The historic property had so much to offer, even prior to staging, from the charm of a well-built home to the stained glass windows to the beautiful hand made doors.  With the addition of staging the main living areas, it added texture, warmth and purpose to the home, allowing buyers to visualize themselves in the property.  It received three full price offers within 48 hours of listing!

Beginning look and background.

Although the property had many charming features, it felt dark and in need of some warmth and color and texture.

Cue Nested Spaces to the rescue to help get this beauty prepped for the market!  The before and afters are below and with the help of our friends from The Home Aesthetic we captured the home in it’s best light.

The Process.

This town home had many elements that made it feel unique and we wanted to highlight its best features. Features like the colorful stained-glass windows, the antique fireplace, the built-in bookshelves and hutch were just a few of the highlights.  We added touches of crème, white and navy with some greenery to give the property a refined and warm feel. We also added more light by using table lamps and floor lamps, and by opening up some of the blinds and window treatments.  With staging, light is always a good thing.  The lighter a space is the larger and warmer it typically feels.

The End.

Each space in this house is designed to have a clear and specific function, whereas prior to staging, there was no clear function for each of the rooms. We gave the buyers a cozy place to watch TV, and a comfortable and practical place to eat and entertain.   Places they could visualize living their lives in.  As a result, the house sold in 48 hours with three full price offers!

Trent Whittington of Keller Williams Central Indiana Realestate Group had this to say, “Staging the property was critical.  We needed to warm up the space and show potential buyers what their life could be like at Fletcher.  As a result, we received three full price offers within 48 hours of listing.”  You can find Trent on Instagram @trentthereatlor and trentwhittington.com
